Heavy Industrial Land

The Government of Western Australia, through the Department of Industry and Resources, has established Strategic Industrial Areas (SIAs) in key locations throughout the State for resource processing industries.  The SIAs have been carefully selected to take advantage of each region's natural resources and competitive advantages, including availability of suitable land and access to population centres and physical and social infrastructure.

Industrial Estate Planning

The Department of Industry and Resources, in consultation with other State Government agencies, local government and the community, is responsible for ensuring adequate heavy industrial land is available for future investors and expansions of existing WA businesses.

Boodarie Industrial Estate

The Boodarie Industrial Estate is located 5km west of Port Hedland and has long been planned to support the growth of downstream processing in the Port Hedland area. There are local resources of iron ore, manganese and salt with a natural gas pipeline available adjacent, delivering gas from Dampier (approx 250km away).

While currently a "greenfields" estate with the Duke Energy Pilbara Power Station on site, appropriate zoning and infrastructure plans are in place to allow additional resource processing plants to locate on the estate.

The estate has ready access to sealed roads, water, natural gas, power and port facilities in Port Hedland.

Burrup Industrial Estate

The Burrup Industrial Park is located on the coast of Western Australia’s (WA) Pilbara region. It is a well-established industrial estate offering affordable vacant land for heavy industry in close proximity to Australia’s largest tonnage port and extensive natural gas infrastructure. It is located 16km north of the regional centre, the town of Karratha.

The park offers almost 1400 hectares to prospective tenants and there has been renewed interest in the park in recent years with several new potential projects investigating the location as a potential new location.

The Burrup is already home to the North West Shelf LNG plant, and the adjoining area houses extensive Dampier port facilities for the export of LNG, iron ore produced by Pilbara Iron and solar salt by Dampier Salt Ltd.

Extensive support industries are available in the area. These include specialists in such diverse fields as port services, marine and subsea support industries, heavy lifting, RORO, specialty welding and construction as well as engineering, mining, trades, and administrative work.

Existing multi-user infrastructure includes general cargo and bulk liquid export port facilities, prepared infrastructure corridors, desalinated water plant, and cooling water provision and brine return. The State Government has dedicated almost A$184 million for multi-user infrastructure for the Burrup, much of which is already in place or under construction.

Changes to international oil-gas economics in recent years has meant many projects have had to explore alternative locations. Long-term availability of natural gas in industrial volumes is one of the key energy and feedstock security features of the Burrup Industrial Park.

Kemerton Industrial Park

Established in 1985 the estate covers an area of 7543 ha, comprising an industrial core of 2100 ha, a support industry area of 300 ha, an inter-industry buffer of 175 ha and a buffer area of 5437 ha.

The estate is situated between major transport links to the Perth metropolitan area and the Port of Bunbury, and has provision for a rail link. It has high voltage power and access to natural gas. It is situated close to deposits of bauxite/alumina, coal, mineral and silica sands and timber resources.

Currently there are three integrated chemical plants (titanium dioxide pigment, chlor-alkali and air separation) and a silicon smelter in the estate, occupying 215 ha. Industries which may potentially locate in the estate include pulp and paper mill, aluminium smelter, steel plant, and titanium minerals processing.

Kwinana Industrial Estate

The Kwinana Industrial Estate, located 30km south of Perth city centre, is the State's premier industrial area. Located adjacent to the sheltered water of Cockburn Sound, the estate has well developed infrastructure, a good supply of skilled labour, a close association with the local community and the advantage of an agglomeration of complementary industries and consequent process integration.

The estate's heavy industry core is approximately 1,000 hectares (with vacant sites available). A further 800 hectares will be developed for general industry in Kwinana's substantial buffer area.

The estate's many features make it a world class industrial area. Its deep water port is capable of handling bulk cargo, a 30 minute freeway links the estate to Perth's central business district and the estate is linked via road and rail to the Fremantle container port and the eastern states of Australia. Kwinana is strategically placed for export markets, having direct shipping access to South East Asia.

The estate consists of a diverse range of industries ranging from fabrication and construction facilitates through to high technology chemical and biotechnology plants and large resource processing industries, such as titanium dioxide production and the alumina, nickel and oil refineries. Plans for a new major power station are in progress and the estate is connected to the Parmelia and North West Shelf Gas Pipelines.

Mungari Industrial Estate

Planning for the Mungari Heavy Industrial Estate, located in the Eastern Goldfields, 26km west of Kalgoorlie and 13km east of Coolgardie, was completed in 1995. It is expected the estate will attract industries allied to the mining industry, especially the downstream processing of products mined or produced in the area.

Zoned for special use, Mungari is a purpose-designed resource processing estate. Developed for the long-term, it is ideally located to meet the processing needs of the area's raw materials, chemical production and other heavy industry which complement major enterprises in the Goldfields region.

Potential industries in the estate include production of mining industry chemicals such as flotation reagents, xanthates for use in nickel processing, sodium cyanide reagents for gold mining, hydrated lime for gold and alumina industries, calcined gypsum for housing construction, phosphate fertilisers and rare earths.

The estate is made up of 700ha surrounded by a buffer zone and is located close to the Great Eastern Highway, Transcontinental railway and Eastern Goldfields water supply pipeline. The estate will be developed as required to meet the needs of new industries. Plans are being developed to connect gas, power, water and telecommunications. The opportunity exists to connect a spur line to the Transcontinental railway line as required by a purchaser.

Narngulu Industrial Estate

Located 5km south west of Geraldton this 737ha industrial estate was established in the 1970's and is currently Geraldton’s major industrial area.

The park is well located to all major services with close proximity to road, rail and air transport and only 11km to the Port of Geraldton. More than 80% of the estate has been sold to a diverse range of industries, including plants for the processing of titanium minerals, garnet and attapulgite, tanneries and a broad range of general support industries.

Potential industries include processing of resources, engineering and fabrication, transport operators, processing of garnet sands, motor body building, seed cleaning and treatment plant, boat building and animal processing.
